PREPARING FOR YOUR REMOTE ONLINE NOTARIZATION
Lindy Rich Services provides Remote Online Notarization (RON) in accordance with applicable state laws and approved platform standards.
Because RON transactions involve identity authentication, platform compliance, and jurisdictional considerations, the information below outlines operational factors relevant to hiring parties.
PLATFORM & COMPLIANCE
We primarily utilize the PROOF platform due to its broad lender recognition and established compliance infrastructure.
When required, alternative state-approved platforms may be utilized depending on jurisdiction and transaction type.
RON sessions are recorded in accordance with applicable state requirements.
IDENTITY VERIFICATION STANDARDS
KBA RON requires:
• U.S. SSN or Personal TIN
• Minimum six (6) months of U.S. credit history
• Successful completion of identity authentication questions
Two attempts are permitted within 24 hours. Failed KBA cannot be overridden.
Biometric RON may be utilized when legally permitted and may require:
• Additional compliance review
• Possible lender underwriting approval
• Extended scheduling
• Increased cost
When biometric RON is necessary, we may engage commissioned notaries in states where biometric RON is authorized.
REAL ESTATE TRANSACTION CONSIDERATIONS
RON is most commonly utilized for:
• Seller-side closings
• Cash-buyer transactions
Buyer loan packages and refinance transactions require lender authorization.
When lender documents are involved, written confirmation of RON approval may be requested prior to scheduling. Any requirements the lender may have must also be disclosed before the order is completed just to make sure that we can comply with the requirements. This includes a written request for the recording with a reason as to why they are requesting it, if needed for funding.
JURISDICTION & U.S. NEXUS
Signers located outside the United States may complete a RON session provided the document pertains to U.S. property or a matter governed by U.S. law.
Transactions unrelated to the United States will not qualify.
LANGUAGE & COMMUNICATION
We prioritize direct language communication whenever possible.
Commissioned notaries who speak or sign the required language are assigned when available.
Interpreter coordination, when permitted by state law, may require additional scheduling and cost.
RECORDING CONSIDERATIONS
Acceptance of remotely notarized documents is determined by the receiving entity.
Upon request, we may assist in confirming recording requirements with the applicable county prior to closing. Final acceptance remains the responsibility of the receiving authority.
