Remote Online Notarization (RON)
Requirements & Important Information
​Lindy Rich Services provides Remote Online Notarization (RON) in accordance with applicable state laws and approved platform standards. Because RON involves identity authentication, technology requirements, and regulatory compliance, the following information outlines important considerations prior to scheduling.

Identification Requirements
​
All RON signers must present a valid, current, government-issued photo ID.
​
Name Alignment:
• The name on the ID must match the name on the documents being signed, or include the full name shown on the documents.
• If the document lists “John Smith,” an ID showing “John Jack Smith” is acceptable.
• If the document lists “John Jack Smith,” an ID showing only “John Smith” is not acceptable.
The following cannot be used for RON:
• Military identification or any ID that cannot legally be copied, photographed, or recorded
• Marriage certificates or name change documentation to supplement identity
• Temporary paper identification (most RON platforms require a scannable, permanent photo ID)

Identity verification is conducted through state-approved platform technology. If an identification document is rejected by the system, neither the notary nor Lindy Rich Services has the authority to override or bypass the authentication process. In such cases, the session cannot proceed.
Types of Remote Online Notarization
Knowledge-Based Authentication (KBA) RON
KBA is the standard identity verification method used in most states that authorize RON.

Requirements:
• U.S. Social Security Number (SSN) or U.S. Personal TIN
• At least six (6) months of established U.S. credit history
​
The signer will receive five (5) identity verification questions and must answer at least four (4) correctly.
​
Two attempts are permitted within a 24-hour period.
If both attempts fail, the signer must wait 24 hours before attempting again.
​
There is no ability to override failed KBA authentication.
​
Biometric RON
​Biometric RON may be used when a signer cannot complete KBA authentication due to:
• No U.S. SSN or Personal TIN
• Insufficient U.S. credit history
• Inability to pass KBA questions

Biometric authentication uses live facial comparison technology to verify the signer against their uploaded identification.
​
Biometric RON is not permitted in all states. When required and approved, Lindy Rich Services may utilize commissioned notaries in states where biometric RON is authorized (such as Florida, Pennsylvania, or Montana).

Biometric RON often requires:
• Additional compliance review
• Possible lender underwriting approval
• Additional scheduling time
• Increased cost due to platform and outsourcing requirements

RON in Real Estate Transactions
Remote Online Notarization is most commonly used for:
• Seller-side closings
• Cash-buyer transactions
Buyer loan packages and refinance transactions are subject to lender approval.
Many lenders maintain strict requirements regarding whether loan documents may be executed via RON.
Lindy Rich Services primarily utilizes the PROOF platform due to its broad lender recognition and compliance standards. However, lender authorization for buyer or refinance RON transactions is determined on a case-by-case basis.
When lender documents are involved, written confirmation of RON approval may be requested prior to scheduling.

Language & Communication Support
Lindy Rich Services prioritizes clear communication in all transactions.
When possible, we assign commissioned notaries who directly speak or sign the language required by the signer. This standard applies to both Remote Online Notarizations and in-person mobile closings.
If a bilingual notary is not available in a specific area, we may assist in locating a qualified interpreter. Interpreter availability varies by location and will require additional scheduling coordination and cost.
Interpreter use during RON is governed by the laws of the state in which the notary is commissioned. In states where interpreters are permitted:
• The interpreter may not be a family member
• The interpreter may not be named in the documents
• The interpreter may not benefit from the transaction

For ASL interpretation where permitted, appropriate interpreter credentials are required.

What to Expect During a RON Session

• Identity verification is completed
• The signer and notary appear live on camera
• Documents are reviewed and electronically signed
• The session is recorded in accordance with state law

Recording & Acceptance (For Hiring Parties)
Acceptance of remotely notarized documents is determined by the receiving entity (lender, title company, or recording office).
Upon request, Lindy Rich Services may assist in confirming recording requirements with the applicable county or authority prior to closing. However, final acceptance decisions remain solely with the receiving entity.
